Drying Is Moving Water Three Times

Drying a building is not one action. Water has to leave the material, then leave the air, then leave the building. Extraction handles the easy part by removing liquid water. After that, what is left is soaked into drywall, wood, carpet pad and concrete, and it will only come out as vapor. Air movers push that process along at the surface, dehumidifiers take the vapor out of the air, and the two only work as a pair.

Skip either half and the job stalls. Fans alone raise the humidity in the room until the air cannot take any more, at which point evaporation slows to almost nothing. A dehumidifier alone dries the air but leaves water sitting deep in materials that have no reason to give it up.

What Air Movers Actually Do

An air mover is not a cooling fan. It is shaped to throw a fast, flat sheet of air across a surface rather than into the middle of the room. Wet material always has a thin layer of saturated air clinging to it, and that layer is what stops evaporation. Moving air strips it away and keeps a dry layer in contact with the surface.

That is why placement matters more than power. Machines are angled along walls and floors at a shallow angle, spaced to keep the air circulating around the room rather than colliding head-on, and aimed at the materials that are actually wet. A row of household box fans pointed at the middle of the floor does very little of this.

What Dehumidifiers Remove

A dehumidifier pulls room air across a cold surface or a desiccant material, takes the water out of it and returns drier air to the room. That drier air then has capacity to accept more vapor from the wet materials, which keeps evaporation moving. The water either drains to a hose or collects in a tank, and the amount collected on day one is often startling.

The size and number of units are calculated from the volume of the affected space and how wet it is, not from what happens to be on the truck. Too little capacity and the room stays humid; the equipment runs for days without making progress.

Why Open Windows Make It Worse Here

The instinct to throw the doors open is sound in a dry climate. In Central Florida it usually backfires. For most of the year the outdoor air holds more moisture than the air inside your house, so opening up brings moisture in rather than letting it out. Drying here is done with the affected area closed up, sometimes sealed off with sheeting, and the dehumidifiers doing the work.

The same logic explains why the equipment runs overnight. Drying is continuous. Switch it off for eight hours and moisture migrates back out of the deeper material into the surfaces you already dried, and you lose most of a day.

Getting Air Where It Is Needed

Some wet material cannot be reached from the room. Water trapped under a cabinet run, beneath vinyl plank or inside a wall cavity is shielded from every air mover in the house. That is where small, agreed access points come in: a few holes behind the baseboard, a lifted toe kick, or a specialty mat system that pulls air through a floor assembly.

This is worth asking about, because it is often the alternative to removing a whole wall or floor. Ask what will be opened, why, and what it would take to avoid it. Sometimes the honest answer is that the material has to come out, which our restore versus replace guide covers in detail.

How Anyone Knows It Is Done

Not by touch, and not by how the room smells. Readings are taken in the wet area and in an unaffected part of the same building, and that second number is the target, because every house has its own normal moisture content. When the affected materials match that baseline and hold there, drying is finished and the equipment comes out.

Ask for those numbers. A starting reading, daily progress and a final reading are a reasonable thing to expect in writing, and they are what tells you the floor is dry rather than dry-looking. That process is described further on our structural drying page.

Local construction shapes the plan. Orlando homes sit on concrete slabs with no basement, and concrete releases water slowly, so slab drying takes patience even after the surfaces look fine. Concrete block and stucco walls with drywall furred out on the inside create cavities that need air pushed into them deliberately.
